Managing Property Pricing in mr.alfred PMS

📍 Where to Manage Pricing

Pricing is managed under the Revenue module → Pricing submodule. This calendar-based interface allows property managers to:

  • Set nightly prices and minimum stays
  • Export and upload pricing data
  • Modify rules for date ranges
  • Push pricing updates to OTA channels
  • Pull prices if connected to external tools like PriceLabs

 


🗓️ Calendar View: Manual Pricing

If your property is not connected to a pricing tool, you’ll see a standard calendar where you can:

  • Click on a date to open the pop-up window for editing
  • Set:
    • Basic Price Per Night
    • Extra Guest Price (if applicable)
    • Minimum Stay

Minimum Stay rules set here will apply directly to OTA listings as well.

📌 Note: Prices already booked by guests will not be updated retroactively.

 


🔁 Export / Upload Pricing

At the top right of the calendar view, you’ll find:

  • Export Pricing: Download an Excel file showing all current pricing values.
  • Upload Pricing: Use this option to bulk update pricing using a pre-formatted template.
    • Download the pricing template
    • Ensure all columns are filled
    • You can skip dates that don’t need changes
    • System will not update pricing for already booked dates

 


🧠 Modify Pricing Rules (Bulk)

Use the Modify Pricing button to:

  • Set a date range and choose weekdays
  • Choose whether to increase/decrease by percentage or fixed value
  • Adjust:
    • Price
    • Extra guest charge
    • Minimum stay
  • Apply rounding adjustments if needed

This is ideal for applying seasonal price changes or weekend premiums in bulk.

 


🔄 Connected to a Pricing Tool?

If your property is linked to a pricing engine (e.g. PriceLabs):

  • You will see Pull Pricing and Push Updates buttons
    • Pull Pricing: Imports rates from the external tool
    • Push Updates: Sends all pricing changes to OTA platforms (like Airbnb, Booking.com)
  • You cannot manually edit calendar prices in the PMS

The user will have a calendar view to select the dates and adjust the pricing. Or the user can choose to import it via excel.

To bulk upload a change in several properties at once, the user can go to Dynamic pricing sub-module, where they can select the different properties and set the pricing for them.

 


🧾 Basic Tab: Base Pricing

In addition to the calendar view, you’ll see a Basic tab. This is where you set the:

  • Default Base Price per Night
  • Default Extra Guest Price
  • Minimum Stay (fallback)

⚠️ Changes made here will not override any specific prices set in the calendar.

Use this tab to define your property’s standard rates, which the system will apply unless date-specific pricing is configured.
